County GIS parcels, straight into your CAD drawing.
BIGCS is a Carlson add-in that pulls parcel boundaries plus owner, deed and plat labels from county GIS into your drawing at true coordinates, so you stop retyping record info. Built by licensed land surveyors.
What BIGCS does
Public records into real CAD entities: linework, text and properties you can work with.
Parcel boundaries + owner labels
Pick a point inside a parcel and BIGCS draws the boundary with owner, deed book/page, plat book/page and PIN text at true coordinates, straight from county GIS.
BCS
Custom label styles
Set line order, SHX or TrueType fonts, text height and justification (left, center, right and more), saved as reusable styles.
BCSST
Text-only insert
Place just the owner and record labels without the parcel linework, as a setting or its own command.
BCSTXT
State & county boundaries
Draw state and county lines on demand. BIGCS remembers your last state and county, and the county list is type-to-search.
BCSBND
Road centerlines
Pick an area to bring in road centerlines on their own layer, with the road name stored in the object properties, not as clutter text.
Survey monuments
Plot published control monuments in a picked area, with links back to the official datasheet.
FEMA flood zones
Bring in FEMA flood zone areas with a link to the flood map in each object's properties.
Adjoiner table
Build a table of adjoining owners with deed and plat references, useful for surveyors, engineers, realtors and developers.
BCSADJ
Find by address or PIN
Jump to a parcel by site address or parcel number, alongside point-pick and area selection.
Refresh
Re-pull a parcel from the county source to update labels when records change.
BCSREF
Source & date stamp
Each object records which GIS source it came from and when it was pulled.
BIGCS Letters add-on
Pick owners and a letter type (offer, mailer, notice of upcoming work) and produce letters outside of CAD.
BCSLTR
Commands
BCS commands, with the original G2C and GIS2CAD names still working.
| Command | Also works as | What it does |
|---|---|---|
| BCS | G2C, GIS2CAD | Insert parcels: boundary + owner/deed/plat labels. Locate by Pick, Lat/Lon, State Plane N/E, Address or PIN; mode Single, Adjoiners, Radius or Window. |
| BCSTXT | G2CTXT, GIS2CADTXT | Same as BCS but labels only, no parcel boundary. |
| BCSADJ | G2CADJ, GIS2CADADJ | Adjoiner table placed in the drawing, plus a CSV saved beside the drawing. |
| BCSREF | G2CREF, GIS2CADREF | Refresh every BIGCS label from county GIS by its stored PIN; updates text and date stamp and saves a CSV of changes. |
| BCSLTR | G2CLTR, GIS2CADLTR | Open BIGCS Letters (separate window) using the drawing's adjoiner CSV. |
| BCSBND | G2CBND, GIS2CADBOUNDS | Boundaries window: state/county borders, NGS and state monuments, road centerlines, easements/ROW and flood zones, by county or a picked area. |
| BCSST | G2CST, GIS2CADSTYLE | Label style editor: line order, wording, fonts, justification, layers, live preview. |
| BCSLOAD | G2CLOAD, GIS2CADLOAD | Load an already-generated BIGCS result file (.lsp), e.g. from a batch run. |

Built by surveyors
BIGCS is built by licensed land surveyors to cut out the research and retyping that comes with every boundary job.
BIGCS is not a survey
Parcel lines and record data come as-is from county GIS and are approximate. Always check recorded deeds and plats, and use a licensed surveyor when boundaries matter. Full disclaimer
